 SEVERAL GREATER INDIANAPOLIS COMMUNITIES, INCLUDING INDIANAPOLIS, NOW REQUIRE LANDLORDS TO REGISTER THEIR RENTAL PROPERTIES

Owners or landlords of residential rental units, within some Indiana communities, are required to register their properties.

 WHAT'S A SHORT TERM RENTAL IN INDIANA, & SOME OF THE RELATED TAX REQUIREMENTS

While local ordinances can vary, generally In Indiana, a "short term rental" refers to the rental of various dwelling units (single-family homes, units in multi-family dwellings, condominiums, cooperatives, or timeshares) for periods less than 30 consecutive days at a time, through a short-term rental platform.

Short-term rental operators in Indiana are all subject to two primary lodging tax obligations. These taxes are the Gross Retail Tax, also known as a Sales Tax and the County Innkeeper's Tax. The Gross Retail Tax is set to a fixed 7% of your listing price and should include cleaning, guest fees, or other charges.

 SOME OF THE INDIANAPOLIS (MARION COUNTY INDIANA) RENTAL REQUIREMENTS

Owners or landlords of residential rental units within the City of Indianapolis are required to register properties with the city. (Properties in excluded cities are exempt. This registration for the City of Indianapolis applies to both long term and short term rental properties


 SOME OF THE FISHERS INDIANA RENTAL REQUIREMENTS

Similarly, the City of Fishers also requires landlords to register their rental properties. Additionally, Fishers approved a rental cap that limits the number of permits issued to less than 10% of long-term rentals per subdivision, effective January 1, 2026.

Note: Non-owner-occupied short-term rentals (like Airbnb or Vrbo) not operating before December 31, 2025, require a Special Exception from the Board of Zoning Appeals.


 SOME OF THE CARMEL INDIANA RENTAL REQUIREMENTS

Most recently, the City of Carmel also requires landlords to register their rental properties. And like Fishers, Carmel also approved a rental cap that limits the number of permits issued to less than 10% of long-term rentals per subdivision, effective January 1, 2026.

Note: Property owners must submit a special exception application through the Board of Zoning Appeals to operate a short-term rental.
