Closing Costs to Expect:

  • Lender feesinclude charges for loan processing and the loan application, underwriting, preparation and establishing an escrow account along with an appraisal of the property that can run $300-$500 or more.
  • Third-party feesinclude charges for 1st year homeowner's insurance when you are NOT buying a condo. The amount will vary based on the value of the home ranging from $500 to several thousand dollars. While the Seller pays for the major title insurance policy, the Buyer pays for a policy that protects the Lender when a mortgage is in place. You will also have a home inspection to identify Major defects including the termites inspection. The cost for the inspection is typically around $400-$500.
  • Government fees include deed recording and state & local mortgage taxes.
  • Escrow and interest fees include 2 months of your real estate taxes and homeowner's insurance if you are not buying a condo. Daily loan interest from the date of closing till the end of the month you are closing in, and private mortgage insurance when your down payment is less then 20% of the purchase price.
